Step 1: Weathertightness Investigation

We begin by identifying whether your home has weathertightness issues and where water may be entering. What this may include:
  • Non-invasive inspection (visual checks, moisture testing)
  • Invasive investigation (localised opening of walls or cladding where required) 
This step confirms the extent of the issue and whether remediation or recladding is necessary.

Report & Recommendations

Step 3:

Design & Remediation Plans

If remediation or recladding is required:

Step 4:

Consented Drawings

We prepare and lodge all required documentation for Building Consent, including:
  • Full construction drawings

  • Responses to Council requests during the consent process

Step 6: Project Set Up 

Once you accept our detailed, fixed quote, we commence planning for the construction and building programme, including: 
  • Finalising the building contract and insurance arrangements
  • Developing the construction programme
  • Booking a start date for works
  • Scheduling resources for the project

Step 5: Project costing

Once drawings are consented, we provide a detailed, fixed quote for:
  • Recladding works-based consent drawings
  • Important Pricing Information
At this stage, we cannot necessarily provide a guide as to the cost of removal & replacement of rotten or damaged timber, as often these elements are concealed behind the cladding and can only be assessed once the cladding is removed.

Step 7: Demolition & Timber Assessment

After demolition:
  • Our contracted scope pauses at the completion of demolition pending the outcome of:
    Building consent compliance regime ( QA – get words for this from a WCC building consent approval letter – Townsend Rd)
A Registered Building Surveyor is engaged to:
  • Inspect exposed framing
  • Mark up timbers to be replaced
  • Confirm which timbers are sound and which require replacement
Note: Depending on the extent of remediation, an amended building consent may be required. Once this inspection is complete & the amended consent plans are prepared, the full remediation scope can be accurately costed.

Step 9: Final Inspections & CCC

To complete the project:
  • Final Council inspections are carried out
  • All documentation is submitted
Code Compliance Certificate (CCC) is issued

Step 8: Remediation

Following timber remediation approval:
  • Damaged timber framing is removed &  replaced with new elements.
  • Remediation works are completed.
Recladding
  • The home is fully clad in accordance with the consented design

What are common signs my home isn’t weathertight?

Leaky buildings have become a big problem in New Zealand, often costing large amounts to fix. The most common buildings prone to leaking are those built between the late 1980s and mid-2000s using a monolithic cladding system, which gave the exterior walls a smooth, unbroken appearance. Often, leaky buildings are commercial buildings or apartment blocks, but houses can also suffer issues, especially those that have not been built to a high standard.
In these buildings, moisture can get trapped between the cladding and the inside walls, and without adequate ventilation, it can lead to issues including damp and mould.
